Minor home modifications (MHM) are home modifications that don’t change the structural parts of the home or cost no more than $20,000. The NDIS require an assessment from an occupational therapist on what changes you require to your living space based on your functional capacity and your accessibility needs.
There are 2 categories for MHM:
- Category A: MHM that cost less than $10,000. A ‘Category A’ minor home modification will require written approval from the home owner, an assessment from an occupational therapist and the completion of the ‘Assessment template – Minor home modifications’ from the occupational therapist. A quote is not required for ‘Category A’ minor home modifications.
- Category B: MHM that cost between $10,000 and $20,000. A ‘Category B’ minor home modification will require written approval from the home-owner, an assessment from an occupational therapist and the completion of the ‘Assessment template – Minor home modifications’ from the occupational therapist. A quote is not required for ‘Category B’ minor home modifications.

- If you’re seeking funding for home modification supports, it’s important not to make any expenditures before the NDIS allocate funding in your plan. We must first assess and comprehend your specific needs.
- All home modifications must be carried out by a licensed tradesperson possessing the required qualifications and insurance. We will ensure all the relevant certifcations are provided as job progresses and is completed.
- Keep copies of any quotes or invoices for future reference, especially for warranties and audits.
- Typically, the NDIA provide funding for home modifications primarily at your main residence, the place where you intend to reside for an extended period.
- After your home has been modified, additional funding for further modifications is unlikely unless your needs undergo significant changes.
